First-Time Home Buyer Planner
The spreadsheet for the year before you own anything.
Microsoft Excel◆Google Sheets◆.xlsx file
Every other home buying download is a checklist or a brochure. This one does the arithmetic. Put your own numbers on the Settings tab and seventeen tabs work out the month you can afford to buy, what a lender is likely to offer, what the fees will really add up to, and which of the houses you have seen is the better buy on your own criteria. The stamp duty tab is the band table itself, with four regimes filled in as an example and every cell yours to change, so it does not quietly go out of date. It comes filled in with a full worked example so you can see how it behaves before you type a thing.
What's inside · 17 tabs

- Deposit Tracker & Projection - every contribution logged, then thirty six months forward to the month you hit your target
- Affordability - the income ceiling and the deposit ceiling side by side, plus a stress tested repayment
- Mortgage Compare & Repayment Schedule - eight quoted products on the same loan, and the full term with what an overpayment saves
- Purchase Costs - solicitor, searches, survey, broker and lender fees, quoted against actual with your own contingency
- Stamp Duty Bands - the editable band table, with first-time buyer relief and an additional property surcharge
- Property Shortlist, Criteria & Compare - score each viewing on your own weighted criteria and the shortlist ranks itself
- Viewing Notes - what you saw and what to ask next
- Moving Budget, Move Timeline & Utilities - removals to the new sofa, offer to completion, and every account that needs telling
